In helping one of my clients find a new house we came across this FIXER in Venice. It’s so run down but has great potential, I’ve been obsessing over the cute Venice Bungalow it could become.
5 Rules of Thumb When buying a fixer
1. Floor Plan – make sure the floor plan is workable. For example, common spaces should be located near each other, private spaces should be more tucked away and there shouldn’t be any glaring irregularities like having to go through a bedroom to access the kitchen or having to .
2. Connection to Yard – the yard should be accessible from the public spaces (not just through bedrooms)
3. Price – make sure you’re not creating the most expensive house on the block
4. Adjacency – try to avoid butting up to apartment bldgs, and commercial bldgs.
5. Comps – compare what other fixers have sold for and conversely what other remodeled houses have sold for in the last 6 months.
